Torch-On Waterproofing in Cape Town

Torch-on waterproofing costs about R220–R380 per m² in Cape Town for a correctly installed two-layer 4mm system, including primer, upstands and cleanup. It is a bituminous sheet membrane heat-welded onto a primed substrate with a gas torch, it is the most durable roof waterproofing system in common use on the city's flat concrete roofs, and two layers give 15–20 years.

It is also the system most often installed badly, because the failure points are invisible twenty minutes after the crew leaves. That is what the rest of this page is about.

A typical 80 m² domestic flat roof in a two-layer 4mm APP system therefore lands roughly between R17,600 and R30,400 before any stripping or fall correction. Those two line items are what usually explain a quote that looks far higher than the others.

Bitumen and bituminous waterproofing — the same family, different products

“Bituminous waterproofing” is the family name, not a product. Everything bitumen-based on a South African roof sits in it, and the three members behave very differently:

The one that causes trouble is the middle row. Liquid rubber is genuinely useful as maintenance on a sound surface, and it is priced low enough that it gets bought as a system — brushed straight over a failed membrane, with no reinforcement and very little elongation. It cracks wherever the substrate moves, usually inside two summers.

Where torch-on is the wrong choice

Torch-on is not universal. It is the wrong system on a timber deck with no fire break, on a roof with dozens of small penetrations where a liquid-applied membrane details in better, on a trafficable balcony, where balcony and deck waterproofing uses a polyurethane system that takes foot traffic and movement, and on any below-ground wall, where water arrives under pressure and needs tanking or a cavity drain membrane instead.

Why is one torch-on waterproofing price double another?

Almost always because they are not quoting the same work. Compare the layer count, the membrane thickness, whether stripping is included and whether falls are being corrected.

How long does torch-on waterproofing last?

Is torch-on safe to install?

It uses an open gas flame, so it requires a competent crew, a fire watch, and care around timber, waterproofing solvents and roof penetrations. It should not be laid directly onto combustible substrates without a fire-break underlay.

Can torch-on be walked on?

For maintenance access, yes. For a balcony or deck in daily use it needs a protective screed and tile, or a polyurethane system designed to be trafficked.
